Three basic metrics allow investors to make a meaningful initial comparison among markets: population increase in the last year, the increase in home prices in the last 12 months, and the 12 month increase in jobs. Population and home prices are measures of recent demand for housing (both owner and rental), while jobs are an indicator of future demand.

During the pandemic, jobs are a less useful indicator. Pre-covid job growth suggests how much eventual recovery to expect.
